Rates are high. Here’s how Greg helps.

The national average isn’t your rate.

Rates are about a point higher than a year ago. That’s when the person structuring your loan matters most.

He makes lenders compete.

Greg prices your loan across many wholesale lenders. On a $400,000 loan, a 0.25% lower rate saves about $67 a month, roughly $24,000 over 30 years.

Seller-paid rate buydowns.

In today’s market, many sellers will pay to buy down your rate. A 2-1 buydown on $400,000 at 7.18% can cut your payment by about $518 a month in year one and $265 in year two.

Builder incentives, checked.

Arizona builders often offer rate incentives. Greg compares the builder’s offer with outside lenders so you know which one actually saves more.

A plan for when rates drop.

Greg keeps an eye on rates after you close and tells you when a refinance would actually pay off, so you’re not stuck if rates fall.

Options beyond the 30-year fixed.

Adjustable-rate loans, FHA, VA, and points-versus-credit tradeoffs can lower your starting payment. Greg shows the real numbers side by side.

What does a loan originator do?

Your guide from “can I afford this?” to the keys.

A loan originator is the person who builds your mortgage. Pick the right one and the whole purchase feels easy. Pick the wrong one and you find out at closing.

  • Figures out what you can really affordNot just the max a computer approves, but a payment that fits your life, with your cash to close spelled out.
  • Picks the right loanFHA, VA, conventional, jumbo, construction, assistance programs. The right fit can save thousands.
  • Gets you the ratePrices your loan, explains points and fees, and locks your rate at the right time.
  • Keeps the deal on trackWorks with your agent, the title company, the appraiser, and underwriting so you close on time.
Why Greg

Every loan originator says they’re different. Here’s what that means with Greg.

1

You text Greg. Not a call center.

Most big lenders hand you to a processor, then a 1-800 number. With Greg you have his cell from first question to closing day, and after.

2

He shops lenders for you.

A bank loan officer can only sell that bank's loans. Through Barrett Financial Group, Greg compares many wholesale lenders and brings you the best fit.

3

He does the loans others turn down.

Lot loans, one-time close construction, spec builds. Plenty of loan officers won't touch them. Greg specializes in them.

4

No surprises at the table.

You see every fee, line by line, before you sign anything. His clients mention it in their reviews.

Construction lending

Build your Arizona home with one loan and one closing.

Most loan officers avoid construction. Greg specializes in it: lot loans, one-time close construction-to-permanent loans, and spec home financing for builders.

  1. LotFinance the land, or roll a lot you own into the loan.
  2. BuildYour builder is paid in inspected draws as work is completed.
  3. Move inThe loan converts to your permanent mortgage. No second closing.

Greg is an Arizona native. He grew up here, he’s raising his family here, and he’s a die-hard Phoenix Suns fan through every season, good or bad. He shops at the same stores, sits in the same traffic on the 202, and sweats through the same summers you do. When he helps you buy a home here, he’s helping a neighbor, and he treats it that way.

Greg Milliron is a mortgage loan originator based in Gilbert, working with Barrett Financial Group out of its Chandler office. He helps Arizona families buy their first home, move up, refinance, and build from the ground up.

He knows a mortgage can feel like a black box, so he explains every step before it happens. His approach is simple: understand your whole situation, explain your options in plain language, and get you to the closing table fast. Construction lending is a specialty, from lot loans to one-time close builds and spec homes, an area where many loan officers won't go.

Questions

Answers to what Arizona buyers ask most

How much do I need for a down payment in Arizona?

It depends on the loan. FHA starts at 3.5% down, many conventional loans allow 3% to 5%, and VA loans can require nothing down for eligible veterans. Arizona's Home Plus program can add up to 4% toward down payment and closing costs for qualifying buyers.

Will talking to you affect my credit score?

No. A conversation about your goals and budget doesn't require a credit pull. Greg only runs credit, with your permission, when you're ready for a formal pre-approval.

How does a one-time close construction loan work?

One loan covers the lot, the build, and your permanent mortgage. You qualify and close once, the builder is paid in draws as work is completed, and the loan converts to a standard mortgage when the home is finished.

What's the difference between a loan originator at a broker and one at a bank?

A bank loan officer can only offer that bank's products and pricing. As a broker loan originator with Barrett Financial Group, Greg can compare options from many wholesale lenders and match you with the best fit.

Who qualifies for Arizona Home Plus down payment assistance?

As of April 2026, household income must be at or below $155,386, and one borrower must complete a homebuyer education course. Program terms change, so Greg confirms current eligibility for your situation.
