Conforming loan limit

The Federal Housing Finance Agency set the 2026 baseline conforming limit for one-unit homes at $832,750, up $26,250 from 2025. Arizona counties use the baseline. Loans above this amount are jumbo loans.

FHA loan limits

The 2026 FHA one-unit limit in Maricopa County is $557,750. Most other Arizona counties use the national FHA floor of $541,287. Limits are higher for two- to four-unit properties.

VA loans

Veterans with full entitlement have no VA loan limit. With partial entitlement, the county conforming limit is used to calculate how much you can borrow with no down payment.

What this means for you

If your purchase price minus your down payment lands near one of these limits, small changes in your down payment can change which loan you use and what it costs. Greg models each option so you can choose.
